Experience
Jason Blatt has been in real estate finance since 2000. His background comes from the education field. He has a Master’s in Education from University of Southern California and taught high school economics for five years prior to working in the mortgage industry. His strong personal relationships and relentless work ethic have kept him successful during these tough lending times. It’s one thing to have great customer service in this ever changing loan environment but the loan officer has to possess superior knowledge of the loan products. Qualifying for a home loan these days can be flat out daunting. Jason spends an extreme amount of time doing his due diligence on every loan before it’s submitted. His motto is: “there is no subprime in my loan expertise”. He learned this strong discipline as a member of the University of Colorado Football team (1990-1993). At Colorado, he was a part of a National Championship team (1990) and two Big Eight championship teams (1990, 1991).
Surety Financial Services
Jason originates his loans through Surety Financial Services. Surety Financial Services is a direct lender and a full eagle FHA banker with excellent rates. Surety maintains a core group of brokerage and private banking relationships which allow them to be extremely competitive in the Jumbo loan market and niche loan markets. Surety also has its own HVCC compliant panel of knowledgeable appraisers so you don’t end up with an appraiser from a distant county appraising your Los Angeles home.Residential Financing
The majority of Jason’s business is residential financing which can be a single family home, a 1-4 unit building, or a condo. Whether you are purchasing your first home, taking cash out to pay for college tuition, or just refinancing to get a lower rate, Jason will give you the best advice for your residential property. Currently loans are broken down into two basic categories, Conventional and FHA loans. Conventional loans are typically originated for borrowers with 20% down, and with good to excellent credit. There are some conventional programs that allow for 5% down. There is no loan size too big or small for Jason as he has done loans as low as 100k up to 9 million.
FHA loans are typically for borrowers with less than perfect credit, higher debt to income ratios and borrowers who only want to put down 3.5%. After having a 5-10 minute conversation with Jason, he can educate you about which option is best for you.
Commercial Financing
Commercial Financing is for apartment buildings, retail, office and industrial properties. Jason has extensive knowledge on shopping for the best commercial lender depending on your type of property. All Jason needs for a quote on commercial property is a rent roll and the last 2 years of operating expenses on the subject property.
